Research, Analysis & Feasibility Design Solution
Before starting any design, the client will want to know if it is possible to build on the site and in which direction to design. An extensive site analysis [or contextual analysis] will assess how economically feasible the development is and set the parameters for the best possible design that meets the physical and environmental aspects of the site.
Determining a Strategy or Direction - we will understand what to do and set the right direction for the project.
When analyzing a site's architecture, issues such as location, size, topography, zoning, traffic conditions, climate, social aspects, privacy, sanitary epidemiology, and more will be considered. The analysis should also take into account any future events or changes in the vicinity of the facilities.
The A-MDM will meet with the client/owner to determine design objectives, spatial requirements, client requirements, special equipment, special systems, and specific site requirements. This defines the basic framework of project goals and provides the basic rules that the project will follow.
Site Selection and Site Analysis
Using the Needs Assessment Report the A-MDM may assist the client/project owner in selecting a site. If a site is already selected the A-MDM will analyze the site to determine potential opportunities, constraints, and characteristics that the project will respond to.
Based upon the Needs Assessment Report a Program Statement will be developed for approval by the client. This document will include a diagrammatic study of potential relationships between spaces and their flexibility, begin to catalog the spaces of the project, and begin to determine the project's response to the selected site.
Feasibility Study/ Budget Analysis
Using the Program Statement the stated project goals will be compared to the proposed project budget to assess if the budget is adequate to complete the project based upon the project type and quality. The budget should contain estimated amounts for both the hard costs and soft costs involved in the project. Hard Costs are construction-related costs including, but not limited to, building materials, construction labor, and the contractor's costs including their overhead and profit. Soft Costs are generally non-construction costs including project financing and fees, related insurance, architect's, engineer's and consultant's fees, and fees required for permits or municipal approvals.
Each project must respond to the various rules and regulations governing the specific project location and type. A-MDM has extensive experience with a wide variety of building and construction types and is familiar with a wide assortment of National, State, and Local regulations governing project use, design, and construction. A comprehensive study of these regulations allows for the project to be designed efficiently. This Code Analysis will become part of the final Project Documents and will be referenced throughout the planning and design process.
